How long does a home inspection take?

The average length of our inspection is 3 hours, however the length a home inspection takes varies based on the size and age of the house. Larger houses take more time to review, and older houses can have more defects to identify and report. If timing is an issue, we will work with you, however we strongly encourage you to make time for a proper inspection. Cutting corners is not recommended.

Can I attend the inspection?

Many home buyers are interested in attending the inspection, which is something we encourage. This will give you a great opportunity to ask any questions you may have, and will allow your inspector to easily convey what he finds. You will of course still receive a digital copy of the final inspection report.

How much does a home inspection cost?

The price of an inspection in general depends on the size of the home (square footage). There are however, factors other than size that can affect the price, such as the age of the home, detached buildings (garages), crawlspaces, sub-units, etc. We will always offer a fair quote for the circumstances.

Is a home inspection really necessary?

Yes. Knowledge is a powerful tool, and an inspection gives you exactly that. It will identify the major defects and conditions present that responsible homeowners will want to be aware of. Home maintenance is a skill and a home inspection is a crash course. The inspection report can also assist as a beneficial resource for years afterwards.

The seller wants me to waive the home inspection, what should I do?

This is a huge red flag. If a seller tells you they don’t want an inspection done, it is likely there are defects the seller is aware of and may be trying to hide. A house is a major investment, and a home inspection can set your mind at ease when making your decision. If you cannot convince the seller to allow an inspection, we strongly recommend you have one performed after you close. No house is perfect; if there are only minor defects you can walk away with peace of mind. If we find major issues, you will be aware of them and will have a professional’s recommendation for remediation.

What, if anything, does NOT get inspected?

There are a few categories that fall “Out of Scope” of a home inspection. Anything that is not “readily accessible” will not be inspected, as it is not the inspector’s responsibility to alter the state of the home. A home inspection is essentially visual, but does involve some tests for “normal operation” of systems such as plumbing fixtures, electric receptacles and GFCI protection, HVAC heating/cooling, permanently installed kitchen appliances, etc. Your inspector will not conduct technically exhaustive tests or disassemble components, as this would take many hours to complete. For example, if a fireplace/chimney is present, the home inspection will cover what is visible and accessible, but we will always recommend that a full chimney inspection/cleaning be conducted by a qualified professional.

The seller wants me to use an inspection report they have from a pre-listing inspection, should I?

NO! Always have your own inspection report done. The sellers report could be fabricated or outdated. Additionally, you are not the inspectors client, so they will be unable to perform a re-inspection if one is necessary. Pre-listing inspections are a great service for sellers to prepare their homes for sale, however they should never be accepted by buyers as a substitute.
